Chad Oyhenart- Mortgage Broker AND Deal SAVER (my OWN INCLUDED)
Featuring Chad Oyhenart of The Collective Mortgage
You ever meet someone, hit it off, and later realize, “Wait a second… you literally helped me buy my house”? That’s how this interview with Chad Oyhenart went.
Now, if you’ve never met Chad, let me paint the picture. He’s the kind of mortgage broker who’s been around long enough to remember fax machines, but sharp enough to still out-hustle everyone in the game today. He’s been doing this for 23 years, lives in Crescent Beach, runs a busy brokerage with a team of 14, has two young kids, coaches ball and hockey, and somehow still has time to answer emails and send daily updates like clockwork.
And no, he didn’t pay me to say any of that.
From Fax Machines to FaceTime
One of my favorite stories from our chat was Chad describing how he used to physically drive downtown to deliver mortgage documents. We’re talking pre-cell phone days—when a jammed fax machine meant hopping in the car and racing the clock to hit subject removal deadlines. It's wild to think that was only 23 years ago, and now here we are, with clients sending documents from their phones while standing in line for coffee.
Chad’s Secret Sauce? Communication (Like, Real Human Communication)
The part that stood out most—and why I think so many people rave about Chad—is how dialed in he is to what buyers actually need. Not just in terms of rates and approvals, but emotionally. He gets that people are stressed, overwhelmed, and possibly losing sleep trying to figure out if their financing is solid. And his answer? Talk to them. Every. Single. Day.
Seriously. During subject removal, Chad’s team sends daily updates—even if it’s just a quick “no news yet, but we’re on it.” Once subjects are removed, the updates don’t stop. Clients get a weekly Thursday update, often written with a little wit by one of his assistants (one of whom apparently writes poems to keep things fun). It’s not only helpful—it’s human.
“We try to be real. We try to show our personality. We’re in finance. It’s not sexy… but it can still feel personal.”
Real Recognition Without the Brag
Now Chad won’t tell you this himself—he was pretty modest about it during the interview—but he’s been a top 25 broker in Canada since 2016. He’s in the Verico President’s Club (top 1%) every single year since launching The Collective Mortgage in 2020. These aren’t vanity metrics. They’re a reflection of someone who’s built a business on referrals and relationships—not TikToks or gimmicks.
And let me be clear: Chad doesn’t just crush the easy files. He’s the one we call when a deal needs rescuing. The guy who finds financing when others have given up. One recent example he shared involved retired clients downsizing, struggling to qualify because of new lending rules. Chad got creative, pulled out the stops, and got them into their new home.
It’s that kind of above-and-beyond approach that keeps people coming back—and referring their friends, kids, and coworkers too.
One Thing Chad Wants Everyone to Know…
If Chad could grab you by the shoulders and shake one piece of wisdom into you, it would be this:
“It’s not always about the rate.”
Yes, lower rates can sound great. But many of those “too good to be true” options come with strings: massive penalties, no refinancing flexibility, or limitations that could cost you tens of thousands down the road. Chad’s advice? Work with someone who looks at the whole picture, not just the interest rate. Your future self will thank you.
Oh—and That Funny Story I Promised?
So here’s the kicker. When we were lining up guests for the Best of White Rock, my wife says, “Hey, do you know Chad Oyhenart?” I say, “Of course. So do you.” She’s confused. I remind her: Chad did our mortgage. We had worked with a mutual friend who was out of town at the time, and Chad stepped in and got it done—smoothly, professionally, and clearly memorably (for me at least).
It’s just one more example of how deeply embedded Chad is in the White Rock and South Surrey community—not just as a broker, but as someone who genuinely shows up when people need help the most.
